Terms of Service
Last updated: October 2026
These terms apply to all cleaning work Midland Clean ("we", "us") carries out for you ("you", the client), whether you are a business, a landlord or a homeowner. By booking a clean or accepting our quote, you agree to these terms. If anything in your written quote differs from these terms, the quote takes priority.
1. Quotes and what's included
- We give a written quote after a free site visit, or based on the details you give us. It sets out the work, the schedule and the price, usually as an hourly rate.
- If the work needed turns out to be significantly different from what was described (for example, a much larger area or heavier soiling), we will tell you before going ahead and agree any change in time or price with you.
- We bring our own cleaning products and equipment unless we agree with you to use yours.
- Carpet cleaning, work at height that needs specialist equipment, and the removal of hazardous or bulky waste are not included unless agreed in writing.
2. Payment
- One-off and domestic cleans are paid upfront at the time of booking.
- Regular and commercial contracts are invoiced weekly, fortnightly or monthly, as agreed. One invoice covers all your properties or sites for that period, and includes a link to pay online.
- Invoices are due within the payment period shown on the invoice. If payment is late, we may pause your cleans until the account is up to date. For business clients, we may also charge interest and compensation on late payments as allowed by the Late Payment of Commercial Debts (Interest) Act 1998.
3. Changes and cancellations
- Please give us at least 48 hours' notice to cancel or rearrange a clean. If you cancel with less notice, or our cleaner cannot get in when they arrive, we may charge for the booked time.
- Regular or contract cleaning can be ended by either side with 4 weeks' written notice, unless your quote or contract says otherwise.
- If we ever need to rearrange a clean, we will tell you as early as we can and offer another time.
4. Your right to cancel (household customers)
If you are booking as a consumer for your home and agreed the booking with us away from business premises (for example by phone, email, WhatsApp, online or at your home), you have the right to cancel within 14 days of booking without giving a reason. If you ask us to start the work within those 14 days and then cancel, you will pay for the work carried out up to that point. Once the clean is fully completed, the right to cancel no longer applies.
5. Access, keys and alarm codes
- You agree to give us safe access to the property at the agreed time, along with any keys, fobs or alarm codes we need.
- Keys and codes are kept securely and are only given to the cleaners working at your property, including the backup cleaners introduced to your site.
- Please make sure there is a working water and electricity supply, and tell us about any site rules, hazards, pets or areas we should not enter.
6. Our cleaners and cover
- Your regular cleaner is supported by other team members who are introduced to your site, so we can cover sickness and holidays.
- For commercial and construction sites, we supply insurance documents, RAMS and risk assessments before work starts and follow your site's health and safety rules.
- So that we can keep our team together, you agree not to employ or engage any of our cleaners directly, or through another company, while we work for you and for 6 months afterwards, without first agreeing it with us.
7. Completion, breakages and damage
- A clean is complete when our cleaner leaves your property. Please check the work at that point, as we do not offer return visits or re-cleans once a job is finished.
- We are fully insured, and our cleaners take care with your property. If something is damaged during a clean, we will tell you as soon as we can.
- Any damage must be reported to us within 2 hours of the clean being completed, with photos where possible. Reports made after this time may not be accepted.
- All damage claims are handled through our insurance and are subject to our insurer's assessment and terms.
- We are not responsible for wear and tear, damage that was already there, items that were faulty, unsafe or not properly fixed, or damage caused by following your instructions.
- Nothing in these terms limits our liability where it would be unlawful to do so, including for death or personal injury caused by negligence, or your statutory rights as a consumer.
8. Communication
We keep in touch by phone, email and WhatsApp, and may send photos of completed work. Please use the same channels to tell us about changes, access issues or concerns, so we can respond quickly.
9. Your information
We use your details only to provide our services, as explained in our Privacy Policy.
10. Complaints
If you are unhappy with any part of our service, please contact Joyce at info@midlandclean.com or on 07540 941515. We aim to respond within 2 working days and to resolve things fairly and quickly.
11. Changes to these terms and law
We may update these terms from time to time. The version on this page when you book applies to that booking. These terms are governed by the law of England and Wales.
